Our services are based upon the best practices within the community association industry and will be tailored to meet your needs. Basically, after discussing your needs, if you don't require the service, you need not pay for it. Adjustments can always be made to include additional options at a later date.

Association Management
- Productive and Positive Board and Annual Meetings

Association Consulting
- Provide Annual Meeting assistance, to include:
- Meeting facility arrangement
- Assist with meeting agenda and compilation
- Meeting notice and announcements
- All necessary steps needed for attainment of quorum
- Solicit service and maintenance contracts and negotiate pricing
- Review and maintain conditions of community property
- Respond promptly to all service requests and all requests for assistance
- Interpret and enforce association governing documents
- Provide assistance and support to owners and real estate agents who desire to sell homes within the association
- Hire and supervise on-site associates and subcontractors
- Establish and maintain a system to ensure that resales and rentals are compliant with association documents
- Provide on-going professional guidance to the Board
- Assist the Board with owner dispute resolution
- Provide timely industry specific information to the Board on an on-going basis to continually educate them on matters pertinent to the community association
- Maintain 24-hour availability in emergency situations
Financial Management
Financial oversight provided by a CPA (retired) with 28 years of financial accounting and senior level management experience in public accounting and in the retail industry.
- Provide financial services to the community based on specific needs
- Provide comprehensive financial reports, formatted as desired by the Board, utilizing leading industry specific software. The reports will be comprehensive, but they will also be accurate and easy to read and comprehend. These available reports will include:
- Balance Sheet
- Income Statement (P&L) – monthly and year to date
- General Ledger
- Disbursement Journal
- Cash Receipts Journal
- Purchases Journal
- General Journal
- Accounts Payable – including aging reports
- Accounts Receivable – including aging reports
- Work with payroll providers for all on-site associates
- Budget – including comparison of budget to actual
- Account reconciliation for all bank accounts
- Manage electronic funds processing in a secure environment
- Monitor all investment funds
- Check / disbursement preparation and distribution
- MICR check writing system available for efficiency
- Complete accounts payable process management
- Complete accounts receivable process management, fee management
- Includes assessment process management and reporting
- Coupon Books and Association Pay (ACH) available
- A bank lock-box shall be provided for collection of assessments (if requested)
- The Board may choose between a coupon system or statements
- Timely and professional collection of association assessments from delinquency notification through the lien process. We will serve as liaison to legal counsel chosen by the association with regards to liens and foreclosures

Maintenance of Community Facilities
The following services are available in their entirety or you may choose the services that meet your needs:
- Manage the on-going maintenance of the common elements, including the management of on-site maintenance associates and other subcontractors such as landscaping services and pool maintenance services
- Perform structured maintenance inspections, frequency to be determined by the Board or as needed, in order to maintain the quality of life within the community
- Develop and implement preventive maintenance programs, including bid process and requests for proposals (RFP’s)
- Enforcement of association documents, including rules and regulations, to the point that legal representation is required.
